Park Rules

These are supplementary to and are to be read in conjunction with the PITCH LICENCE AGREEMENT.

THE SEASON: The Park is open for holiday home occupation between 1st February and 15th January.
Visits to check holiday homes are allowed out of season but no overnight stays. The holiday home may not be used as your sole or main residence.

KEYS
The Park Office must be supplied with a key for each holiday home

POST
The Park address should not be used for deliveries of post without prior consent, and all mail must be collected from reception on a regular basis.

SALES
Notices for sale must not be displayed inside/outside or in the vicinity of the holiday home.

VISITORS TO THE CARAVAN HOLIDAY HOME
Day Visitors must leave by 10.30pm Any visitors must be made aware of the Park Rules

USE OF YOUR HOLIDAY HOME
We do not permit traders or salesmen access to the Park except with our prior consent. They must also complete a risk assessment and provide a copy of their public liability insurance to the Park before any work is carried out. No holiday home shall be used for sleeping a number of persons greater than the number for which it was designed. External holiday home colours permitted are environmental green and/or grey.

MAINTENANCE
The Park maintains the communal grounds on the park. The holiday home owner is responsible for cutting the grass, maintaining the flowerbeds and pruning (not lopping or removing) hedges around their own plot. No hedges are to be planted, without the prior approval of the park. The park has the right to make a reasonable charge for gardening services that should have been completed by the home owner if left unattended for a period of time as to cause a detrimental effect for the park and surrounding holiday home owners.
No holiday home owner outside contractor or any other persons shall be allowed to:
1. Repair services or tamper with in any way the services to the holiday home, water, gas or electric.
2. Connect extra leads, connections or pipes to any of the services.
3. Dig holes or erect fencing.
The Park office must be informed if you have arranged for an outside contractor to visit the Park before the contractor arrives.

SHEDS, EXTERNAL STRUCTURES AND PATIO AREAS
Wooden and plastic storage boxes are not permitted. Any extra external storage solutions should be made of metal and are available to
purchase through the Park. If you choose an alternative please get permission from the Park before installation. If you wish to add any
external structures to your holiday home, such as a decking the Park will be available to offer competitive quotes for installation. All plans and designs must be approved by the Park. No new structures made of wood will be permitted or additional to existing wooden decking.

DRAINAGE SYSTEM
Do not introduce any foreign items into the drainage system including clean cloths, babies’ nappies, ‘flushable’ wipes, sanitary towels, condoms, cooking fat, engine oil, grease or paint.

HOSE PIPES
Excessive use of hose pipes will require a water meter fitted to the holiday home.

HOT TUBS
Please speak to the Park for further guidance on these requirements before installation.

WASHING LINES
Washing lines may be of the rotary type or the window sill type only and must be removed and stored inconspicuously as soon as their use has ceased. Rotary washing lines may only be sited in a position approved by us because of the risk to health and safety and damage to mowing equipment.

VEHICLES
Speed should be kept below 5mph and pedestrians and cyclists must be given priority. Motor homes, vans or commercial vehicles are only
permitted by prior arrangement. Vehicles and all accessories (boats, jet skis) used on the Park must be taxed and insured for use on a public road. You are not permitted to give driving lessons and only holders of a full licence may drive on the Park. Please park responsibly, allowing room for your neighbours and access to the fire points. Fire hoses must not be used for washing cars or boats. Please ensure vehicles are not parked outside Pitch perimeter. Additional parking is available in the main car park near reception building.

BOATS AND JET SKIS
The parking and storage of boats is permitted in the designated area behind the reception building. They must be fully insured. A reasonable charge will be made by the park for this facility.

RECREATION
Warning and safety notices situated around the park must be obeyed. No games may be played in the vicinity of caravan holiday homes and ball games shall be permitted only in the areas set aside for recreation. Kites must not be flown on the park. Parents are responsible for their children at all times when staying on the park. Children must be supervised at all times at the park. No quad bike or trials bikes or e-scooters may be used on the Park. Noise to be kept to a minimum between 10.30pm and 8.00am. Radio’s, TV’s and musical instruments should be used considerately and only inside your holiday home. Power tools not to be used after 6pm. Alcoholic drinks may be consumed only in and around the immediate vicinity of your holiday home.

FIRE PRECAUTIONS
It is advised to have annual gas safety inspections on your holiday homes to include smoke and carbon monoxide detectors. This service is available to be booked from Reception. No open fires shall be made on the Park. BBQ’s and patio heaters must not be used on wooden balcony/steps structures. BBQ’s must be supervised at all times and must not be allowed to smoke excessively, causing annoyance to others. Barbecues must finish by 10.30pm. Items must not be stored under the caravan or balconies/steps. It is expressly forbidden for anyone to interfere with fire points and appliances that are for use in an emergency only. In the unlikely event that you hear the sound of the emergency bell please make your way as quickly as possible to the fire assembly point located at the children’ play area.

RUBBISH
The refuse bins are located near the entrance to the Park and are to be used for domestic house hold refuse only. Bulky items must be disposed of by the holiday home owner at the local recycling centre. Skips are located around for garden waste.

WINTER
It is your responsibility to drain down the holiday homes water system and prepare for winter. All gas, electricity and water connections must be switched off in the winter. The Park can provide this service, please check with the Reception.

PETS
Dogs must be kept on a short lead at all times on the Park and you must clean up if the animal defecates on the Park. Please use the dog walk areas to exercise dogs off their lead.

Staff are friendly, helpful and professional. We just love being here making happy memories with family and friends, some of whom have also bought on the holiday park following their stay with us!
